Bakke Development Corp. (“Bakke”) and BCDC have broken ground on a 987-unit climate-controlled storage facility in New Braunfels, Texas. It marks the fifth self-storage facility by the joint-venture partners.
Located at 982 I-35, the new building will offer climate-controlled secure units encompassing 104,875 square feet on a 1.85-acre parcel. The strategic placement of the site along Lake Front Avenue, just east of Interstate 35 and south of Loop 337, provides exceptional visibility, with approximately 137,000 vehicles passing through Interstate 35 daily.
The facility is strategically positioned within a densely populated residential area, boasting a population of over 50,000 within a 3-mile radius. The city’s central location in Texas, equidistant from San Antonio and Austin, coupled with its education system, affordable cost of living, stable economic climate, and recreational opportunities, have fueled remarkable population growth. Since 2012, New Braunfels’ population has grown over 65%. It has been ranked as one of the top five fastest-growing cities in the nation recently.

The new four-story facility will feature cutting-edge security measures, including state-of-the-art CCTV and card access systems.
Independent Contractors, Inc. will build the new project; Alamo Architects Inc. is the architect and INK Civil is the civil engineer. Frost Bank is the senior lender for the development.
The partnership expects delivery in the first quarter of 2025.
